Regional land units — bigha, biswa, marla, kanal, ground, cent and guntha — vary in exact size not just by state but sometimes by district within a state, and revenue records may use a locally notified figure that differs from the standard value used here. For any document, registration or legal transaction, confirm the applicable conversion with the local sub-registrar or revenue department rather than relying on this tool alone.
Why India Has So Many Area Units
India never fully standardised land measurement after independence, and the regional units used under British and princely administration persist in revenue records to this day. A property in Uttar Pradesh may be measured in bigha and biswa, the same transaction in Punjab or Haryana in kanal and marla, and one in Tamil Nadu in ground and cent — and none of these convert to each other with a clean round number.
This matters in practice whenever you compare a rate quoted in one unit against a rate you are used to in another, or when a sale deed uses a regional unit and your loan paperwork needs it in square feet.
Why The Same Unit Can Mean Different Things
Several of these units are not fixed nationally — a bigha in Uttar Pradesh is not the same size as a bigha in West Bengal, and even within a single state, some districts historically used a locally notified variant. This calculator uses the most widely applied standard value for each unit, which is the right starting point for almost every practical purpose.
For anything that will appear in a registered document — a sale deed, a mutation application, a loan sanction letter — confirm the exact conversion factor with the local sub-registrar or revenue department. A discrepancy here, however small, can create a mismatch between your documents that takes real effort to correct after registration.
Frequently Asked Questions
Is 1 bigha always the same size?
No. In Uttar Pradesh, 1 bigha is commonly taken as 27,225 sq.ft, but in West Bengal the standard figure is 14,400 sq.ft — roughly half. Always confirm which state's definition applies before relying on a bigha figure for anything important.
What is the difference between a gaj and a square yard?
None — gaj is simply the common regional name for a square yard, both equal to 9 square feet. You will see "gaj" used interchangeably with square yards in North Indian property listings and documents.
How many square feet is one acre?
43,560 square feet, which is a fixed, nationally standard figure — unlike the regional units, an acre does not vary by state.
Which unit do banks use for a home loan sanction?
Almost universally square feet for the carpet, built-up or super built-up area. If your sale deed is in a regional unit, expect your bank to ask for the square feet equivalent, and it is worth having that conversion ready before you apply.
What is a guntha and where is it used?
A guntha is a land unit used mainly in Maharashtra and Karnataka, standardly equal to 1,089 square feet — 1/40th of an acre. It is common in agricultural and semi-urban land records in those states.
