A correctly formatted receipt is necessary but not always sufficient for an HRA claim — where annual rent exceeds ₹1,00,000, your employer will also ask for the landlord's PAN. Keep bank transfer records as supporting evidence; cash payments without a stamped receipt are the most common reason HRA claims are queried at assessment.
Rent Receipts and Your HRA Claim
House Rent Allowance is one of the largest tax exemptions available to a salaried employee, and it is claimed on the strength of a document most tenants generate carelessly: the rent receipt. Employers routinely reject a claim on formatting grounds alone — a missing PAN above the threshold, no revenue stamp on a cash payment, or a receipt that simply does not match the months claimed.

Under the Indian Stamp Act, a cash receipt for ₹5,000 or more needs a revenue stamp of Re. 1 or more, signed across it by the landlord. Bank transfer, UPI and cheque receipts do not need one.

What If Your Landlord Will Not Share Their PAN
This happens more often than tenants expect, usually because the landlord does not want the rental income visible in a tenant's filing. You have three practical options: ask again and explain that it only affects your claim, not their existing tax position; note in writing that the PAN was requested and declined, which some employers will accept with additional documentation; or, as a last resort, claim HRA directly through your income tax return rather than through your employer, where the PAN requirement is enforced somewhat more flexibly.
Frequently Asked Questions
Do I need a rent receipt if I pay by bank transfer?
Yes. A bank transfer proves money moved, but it does not by itself state the purpose of the payment, the rented property, or the period it covers — all of which the receipt establishes. You need both: the transfer as evidence of payment, and the receipt as the formal document your employer requires for HRA.
What happens if I do not have a rent agreement?
HRA can technically be claimed with receipts alone, but a formal agreement makes the claim considerably stronger and is required by most employers above a certain rent level. Can I claim HRA if I pay rent to a parent?
Yes, provided it is a genuine arrangement — the rent is actually paid, ideally by bank transfer, and your parent declares it as rental income in their own return. The property should be in their name, not yours. This has attracted increased scrutiny in recent years, so keep the paperwork as complete as for any other landlord: an agreement, monthly receipts and traceable payment.
Is a revenue stamp really necessary?
Legally, yes, for cash payments of ₹5,000 or more per receipt under the Indian Stamp Act. Its absence gives an assessing officer a technical reason to question a claim, even where the rent was genuinely paid. The simplest fix is to pay by bank transfer or UPI instead, which removes the requirement entirely and creates a clearer payment trail besides.
What if my rent changed partway through the year?
Generate receipts reflecting the actual rent paid in each month rather than a single average figure. If the rent increased in, say, month seven, the first six receipts should show the original amount and the remainder the new one. Keep any written confirmation of the increase — an email or a message thread — as supporting evidence.
How long should I keep old rent receipts?
At least six years, matching the period during which the Income Tax Department can reopen an assessment. Keep both the receipts and the bank transfer records that back them up, not just one or the other.
