Rooftop Solar, Honestly Assessed
Rooftop solar in India has moved from a niche environmental choice to a straightforward financial one, largely because of the PM Surya Ghar subsidy and falling panel costs. For a household with a substantial electricity bill and usable roof, payback now commonly falls between three and five years against a system life of twenty-five.
It is not right for everyone. If your bill is small, your roof is shaded, or you live in a flat without exclusive roof rights, the arithmetic does not work. What follows is how to tell which case you are in.
Sizing From Your Bill, Not Your Roof
The right system size comes from your actual consumption. In North India, one kilowatt of installed capacity generates roughly 120 units a month averaged across the year — more in summer, considerably less in a Delhi December.
Divide your average monthly consumption by 120 to get an approximate kilowatt requirement. A household using 360 units a month needs about 3 kW, which also happens to be where the central subsidy is maximised.
Oversizing is a common and expensive mistake. Surplus units exported to the grid are credited at a lower rate than you pay for consumption, so building capacity well beyond your own use lengthens payback rather than shortening it.
How The Subsidy Works
Under PM Surya Ghar Muft Bijli Yojana, the central subsidy is ₹30,000 per kW for the first 2 kW and ₹18,000 for the third, capped at ₹78,000 regardless of system size. Some states add their own subsidy on top.
Conditions matter. You must register on the national portal, use a vendor empanelled with your DISCOM, and install domestically manufactured modules. Installing first and applying afterwards does not work — the application must precede installation.

Net Metering And What You Actually Save
Net metering credits units you export against units you import, so your bill reflects net consumption. Your sanctioned load usually caps the system size you may connect, and several states limit rooftop capacity to a percentage of the distribution transformer capacity in your area.
Savings are largest for households in higher tariff slabs, because electricity in India is priced progressively — the units you avoid buying are the most expensive ones. A household consuming 500 units a month saves considerably more per unit generated than one consuming 150.
Export tariffs are lower than consumption tariffs and are revised periodically, which is another reason to size for self-consumption rather than for export income.

How much can I actually save?
A correctly sized 3 kW system generating around 360 units a month typically eliminates 70 to 90% of a household bill. For a family paying ₹4,000 a month, that is roughly ₹36,000 a year. Against a post-subsidy cost of about ₹1.2 to ₹1.5 lakh, payback lands between three and four years, with the system warranted for twenty-five.
Can I install solar if I live in a flat?
Not individually, in most cases, since the roof is common area owned by the society. What does work is a society-level installation for common loads — lifts, pumps, corridor and basement lighting — which reduces everyone's maintenance charge. This requires a resolution from the RWA or association. It is increasingly common in NCR societies and the economics are usually strong because common-area consumption is steady and predictable.
What happens on cloudy days and at night?
Generation falls on overcast days and is nil at night. A grid-connected system without batteries simply draws from the grid at those times, and net metering credits your daytime surplus against it. Batteries are only necessary if you want backup during outages. They add substantially to cost and have a shorter life than the panels, so most households skip them unless supply is genuinely unreliable.
How much maintenance does it need?
Very little. Panels need cleaning every two to four weeks in the dusty NCR months, since accumulated dust can reduce output by 15 to 25%. Beyond that, an annual check of connections and inverter performance. The inverter is the component most likely to need replacement, typically after ten to fifteen years, against a panel life of twenty-five.
Does solar work with a small electricity bill?
Less well. Because Indian tariffs are progressive, the savings come from avoiding the expensive upper slabs. A household consuming under 150 units a month is mostly in the cheapest slab, so the value of each unit generated is low and payback stretches well beyond five years. As a rough threshold, a monthly bill above ₹2,500 is where rooftop solar starts to make clear financial sense.
What if I sell the house?
The system transfers with the property and is generally treated as a value-adding fixture, though the net metering connection must be transferred into the new owner's name with the DISCOM. Buyers increasingly price it in, particularly where the subsidy has already been claimed and the payback period is largely behind them.
