Understanding Vastu Shastra for Your Home
Vastu Shastra is an architectural tradition set out in Sanskrit texts more than three thousand years old. At its core it is a system for orienting a building so that it works with sunlight, prevailing winds, drainage and the movement of people through a space — concerns that any architect would recognise, expressed in the vocabulary of the five elements and the eight directions.
Whatever weight you personally give it, Vastu carries real commercial consequence in North India. A substantial share of buyers in Delhi NCR will walk away from a property over a major perceived defect, or use it to negotiate the price down. Understanding how your home scores is therefore useful whether you are buying, selling or simply arranging the rooms you already have.
This calculator scores ten zones of your home against classical principles, weights them by importance, and gives you a figure out of one hundred. More usefully, it tells you exactly what to do about every zone that falls short — and almost every remedy we suggest can be applied without touching a single wall.
The Eight Directions and What They Govern
Vastu divides a building into eight directions plus the centre, each associated with an element and a governing deity, and each suited to particular functions.

Room-by-Room Principles

Main entrance
North, north-east and east are considered strongest, capturing the morning sun. Keep the entrance well lit and free of clutter, avoid a shoe rack directly outside, and place a threshold strip at the door.

Kitchen
The south-east is the seat of Agni and the classical position. Cook facing east where possible, and keep the stove and the sink apart so fire and water do not sit adjacent.

Master bedroom
The south-west carries the heaviest earth energy and is said to bring stability to the head of the household. Sleep with your head towards the south or west, and avoid placing a mirror directly facing the bed.

The north-east is the most sacred zone. Position idols facing west or south so you pray facing east or north. A mandir should not sit in a bedroom, beneath a staircase, or against a bathroom wall.

North-west and west carry waste away without disturbing the sacred zones. A toilet in the north-east or in the centre of the home is the defect most often flagged by consultants.

South, south-west or west, turning clockwise as you ascend. The space beneath a staircase should never house a pooja room, kitchen or bedroom.

Water and storage
Underground water tanks and borewells belong in the north-east; overhead tanks in the south-west. This keeps weight in the south-west and openness in the north-east, which is the underlying logic of most Vastu placement.
Why the Centre Matters
The Brahmasthan is the central zone of a building, and classical texts treat it as the most sensitive part of the entire structure. It is meant to remain open and unburdened — traditionally a courtyard, which in a modern flat translates to a living area or simply uncluttered floor.
A toilet, a staircase, a heavy pillar or a storeroom in the centre is regarded as a serious defect. The practical reasoning is not hard to see: a central courtyard was how pre-air-conditioning Indian homes managed light and ventilation, and blocking it made the whole building darker and stuffier.
In an apartment you rarely control this. Where the centre is compromised, keep it as free of heavy furniture as you can and light it well.
Correcting Defects Without Demolition
Very few Vastu problems genuinely require structural work. In an apartment, where you cannot move a wall in any case, these are the interventions consultants most commonly prescribe.

Toilet in the north-east
Keep the door shut, place a bowl of sea salt inside and replace it monthly, run an exhaust fan, and keep the space scrupulously clean and dry.

Kitchen in the wrong zone
You rarely need to move the kitchen — moving the stove within it is usually enough. Shift the gas hob to the south-east corner of the existing kitchen and cook facing east.

Use it as a guest room, study or meditation space rather than the master bedroom, and keep it light and uncluttered.

Entrance in an inauspicious direction
Improve the lighting, fix a brass Swastik or Ganesha above the frame, add a threshold strip, and keep the approach clear. Perception of an entrance shifts substantially with light and order.

Heavy weight in the north-east
Relocate what you can to the south-west. Where a fixed structure cannot move, add compensating weight in the south-west so the balance of the home is restored.
Vastu When Buying a Plot
Plot selection is where Vastu is easiest to apply, because you are choosing rather than correcting. If you are buying in the Yamuna Expressway sectors, Greater Noida or any authority scheme, these are the classical preferences.

Square or rectangular plots are preferred. Irregular shapes with a cut corner — particularly a north-east cut — are considered the least desirable.

Ground sloping down towards the north or east is considered auspicious. A slope towards the south-west is not.

North and east facing plots are most sought after in the market. A plot with roads on all four sides is considered excellent; a T-junction plot is traditionally avoided.

What is Vastu Shastra?
Vastu Shastra is a traditional Indian system of architecture set out in Sanskrit texts dating back over three thousand years. Much of it has a practical basis in climate and light: placing the kitchen in the south-east suits morning sun and prevailing winds, and keeping the north-east open maximises gentle morning light in the Indian subcontinent.
Which direction should my main door face?
North, north-east and east are classically considered the most favourable, with north-east regarded as the strongest of the three. West and north-west are acceptable. South and south-west entrances are traditionally avoided. In practice, an east or north entrance is also what most NCR buyers ask for, which is why it supports a resale premium regardless of your own beliefs.
Is a south-facing house really bad?
No, and this is the most widespread misconception in the Indian property market. Classical texts do not condemn south-facing houses; they specify that the entrance within a south-facing wall should be positioned in particular padas, or segments, of that wall. A well-planned south-facing home with a correctly placed entrance is entirely acceptable. South-facing properties often sell at a small discount purely because of the misconception, which can make them good value for a buyer who understands this.
Does Vastu apply to apartments and flats?
Yes, though with less scope for correction. You assess a flat from the centre of the unit itself rather than the building, and identify where each room falls relative to that centre. Since you cannot move walls, plumbing or the entrance, Vastu for an apartment is mostly about placement within rooms — where the bed goes, which way you face while cooking, where the mandir sits, and where heavy furniture is positioned. That is the level at which this calculator's remedies operate.
Can Vastu defects be corrected without breaking walls?
In the overwhelming majority of cases, yes. Moving the gas hob within the kitchen, repositioning the bed, relocating the mandir, shifting heavy storage to the south-west, adding light to a dark entrance and keeping the centre of the home clear address most of what a consultant would flag. Structural remedies are genuinely rare, and any consultant who recommends demolition as a first resort deserves a second opinion.
What is the Brahmasthan?
The Brahmasthan is the central zone of a building, considered its most sensitive area and traditionally left open as a courtyard. Classical texts advise against placing a toilet, staircase, heavy pillar or storeroom there. The practical logic is sound: the central courtyard was how traditional Indian homes handled light and ventilation before mechanical cooling, and obstructing it made the entire building darker and less comfortable.
Should I reject a property that scores poorly on Vastu?
That is a personal decision, but we would counsel against treating a Vastu score as a veto in isolation. Location, legal title, developer track record, construction quality, connectivity and price matter enormously to both your quality of life and your financial outcome. A property with an excellent location, clean paperwork and a fair price but a south-west entrance may still be a far better purchase than a Vastu-perfect flat from a developer with a history of delays. Use the score as one input among many, and remember that most defects have workable remedies.
Where should the kitchen be?
The south-east corner is the classical position, as it is governed by Agni, the element of fire. The north-west is the accepted alternative. The kitchen is traditionally avoided in the north-east, which is reserved for water and worship, and in the south-west, which is meant to carry the stability of the home. Where the kitchen is already in a difficult zone, moving the stove to the south-east corner of that kitchen and cooking facing east is the standard remedy.
Which direction should I sleep facing?
Sleep with your head pointing south or west, and your feet towards north or east. The south is considered the most beneficial orientation for restful sleep. Sleeping with the head pointing north is traditionally avoided. Classical reasoning invokes the earth's magnetic field; whether or not one accepts that, the convention is near-universal in Indian households.
How is Vastu different from Feng Shui?
Both are traditional systems for arranging built space, but they come from different civilisations and use different rules. Vastu Shastra originates in India and works from the five elements, the eight directions and the sun's path, with heavy emphasis on the north-east and the Brahmasthan. Feng Shui originates in China and works from the flow of chi, the bagua map and its own five-element cycle. Their prescriptions frequently conflict, so applying both to the same home tends to produce contradictions. Choose one framework and follow it consistently.
Does Vastu affect a property's resale value in NCR?
Measurably, yes. In Delhi NCR a meaningful share of buyers screen for Vastu, and an east or north-facing entrance is among the most commonly stated requirements. A strong Vastu profile widens your buyer pool and can support a 2–5% premium. A significant defect — a north-east toilet, a south-west entrance, a kitchen in the north-east — will narrow your pool and give buyers a negotiating lever, even when those buyers are not themselves particularly devout.
Do I need a professional Vastu consultant?
For a standard apartment, this calculator plus the remedies it suggests will cover the great majority of what a consultation would surface. A professional visit is worth considering when you are constructing a house from scratch, buying a plot, planning a major renovation, or dealing with a commercial property where the layout is genuinely being designed rather than inherited. If you do engage one, look for a consultant who explains their reasoning and prescribes proportionate remedies rather than demolition.
