What Lenders Actually Assess
Eligibility is not one calculation but two constraints applied together. The first is income-based: your Fixed Obligation to Income Ratio caps total EMIs at a share of your net income. The second is asset-based: the loan-to-value ratio caps borrowing against the property value.
Whichever binds first is your real limit, and the fix differs entirely. If FOIR binds, clearing an existing loan or adding a co-applicant helps. If LTV binds, only more cash does.
FOIR Bands Applied By Lenders
Lenders allow a larger share of a larger income, on the reasoning that a household earning ₹3 lakh a month has more discretionary room after a big EMI than one earning ₹40,000.

How To Raise Your Eligibility

Clear a small loan first
A ₹15,000 car EMI reduces home loan eligibility by roughly ₹18 to 20 lakh. Closing a short-dated loan before applying is often the single most effective step available.

Add a co-applicant
Pooling a spouse or parent income raises the FOIR ceiling directly, and a younger co-applicant can also extend the permitted tenure.

Extend the tenure
Moving from fifteen to twenty-five years cuts the EMI substantially and raises eligibility — at the cost of considerably more total interest.

Rental income, annual bonuses and professional fees are considered by most lenders when evidenced through tax returns and bank statements.

Below 700, some lenders decline outright rather than pricing higher. Check your report three months before applying, since corrections take weeks.
Frequently Asked Questions
Why is my eligibility lower than I expected?
Usually an existing EMI. Lenders subtract every current obligation — car loan, personal loan, credit card instalment — from your FOIR ceiling before working out what is left for a home loan. Age is the second common reason. If the loan must close by 60 and you are 45, your maximum tenure is fifteen years rather than the twenty or thirty you assumed, which cuts eligibility sharply.
Does the calculator include the LTV cap?
It shows the property value your eligible loan supports at 80% LTV. Remember the caps vary by ticket size: 90% up to ₹30 lakh, 80% from ₹30 to 75 lakh, and 75% above ₹75 lakh. You must also fund stamp duty and registration of roughly 7 to 8% from your own resources, since these cannot be borrowed.
How does employment type affect the result?
Lenders price and size differently by employer category. Government and listed-company employees are treated most favourably, unlisted private employees slightly less so, and self-employed applicants are assessed on declared taxable profit rather than turnover. Because many self-employed applicants optimise declared income for tax, sanction often comes in lower than expected. Some lenders offer banking-surrogate programmes that assess bank turnover instead.
Will checking eligibility affect my credit score?
This calculator does not touch your credit file at all — it runs entirely in your browser and nothing is transmitted. A formal application with a lender does trigger a hard enquiry. Several applications in a short window read as credit hunger and can lower your score, so compare first and apply once.
Can I get a loan if I am close to retirement?
Yes, but the tenure shortens because the loan must be repaid by 60 to 65 for salaried applicants, or up to 70 for self-employed. A shorter tenure means a higher EMI for the same amount, which reduces how much you can borrow. Adding a younger earning co-applicant, such as an adult child, is the usual way to extend the tenure.
Is the sanctioned amount guaranteed?
No. This is an indicative estimate using published FOIR bands and tenure rules. Actual sanction depends on your credit report, income stability, employer, the property valuation from the lender own valuer, and the legal status of the title. A sanction letter is also conditional — lenders can and do reduce or withdraw it if the property valuation comes in low or the title is unclear.
