Wall plumb and level, floor slope, visible cracks, plaster hollowness, and the tile tapping test that reveals hollow or improperly bedded flooring.

Moisture meter readings on shared walls, bathroom peripheries, balcony junctions and ceiling below terraces — the defects that surface only in the first monsoon.

Load testing at each point, earthing continuity, MCB and RCCB operation, socket polarity, and confirmation that the sanctioned load matches what was promised.

Book an inspection before you accept possession
Once you sign the possession letter, rectification becomes your cost and your problem. An inspection before that signature is the cheapest leverage you will ever have with a builder.
Why Inspection Before Possession Matters
The possession letter is the most consequential document a buyer signs after the sale deed, and it is usually signed in a hurry, in an empty flat, with a builder representative waiting. Signing it acknowledges that you have accepted the unit in its current condition.
Every defect present at that moment and not recorded becomes yours to fix. A professional inspection before you sign converts a list of problems from your expense into the builder's obligation, at a fraction of what rectification would cost you later.
What Inspections Most Often Find

Hollow floor tiles
Improperly bedded tiles sound hollow when tapped and crack within a year or two. Found in a majority of new units and invisible to an untrained walkthrough.

Concealed plumbing leaks
Usually surface in the first monsoon, by which time the possession letter is long signed and the flat below has a claim against you.

Electrical faults
Reversed socket polarity, missing earth continuity and non-functioning RCCB are common and are genuine safety issues rather than finish defects.

Door and window misalignment
Gaps at frames that let in dust, noise and rain, and doors that will not close cleanly once the building settles.

Sanitary ware, fittings and finishes that do not match the brands named in the builder-buyer agreement. Worth checking item by item against the schedule.

Moisture readings on walls adjoining bathrooms and external faces reveal problems that look like nothing on a dry day.
When To Inspect
The right moment is after the builder declares the unit ready and before you sign the possession letter. That is the only window in which you hold real leverage: the builder wants the handover completed, and you have not yet accepted the condition.
If you have already taken possession, an inspection is still worthwhile — most builders provide a defect liability period of twelve months under RERA, during which structural and workmanship defects remain their responsibility. Documenting defects within that window preserves your claim.
For a resale purchase, inspect before the agreement to sell rather than after. Findings become a negotiating point on price rather than a problem you have already bought.
Frequently Asked Questions
When should I book an inspection?
After the builder confirms the unit is ready but before you sign the possession letter. That signature is your acceptance of the condition, and it is the moment your leverage disappears. Book two to three days ahead of your scheduled handover so there is time to produce the report and raise the list with the builder.
What if I have already taken possession?
Under RERA, a promoter is liable for structural defects and poor workmanship for five years from handover in most states, and many builders offer a twelve-month defect liability period contractually. An inspection now documents defects with photographs and instrument readings, which is what you need to make a claim stick. Do not delay past the liability window.
Will the builder accept your report?
In our experience most do, because the findings are specific, photographed and measurable rather than subjective complaints. A report showing moisture readings and tile tap-test results is harder to dismiss than a verbal list. Where a builder refuses to rectify a genuine defect, the report becomes the evidence base for a RERA complaint.
Does this cover structural safety?
No. This is a detailed visual and instrument-assisted inspection of accessible areas — it does not involve breaking open concealed work or testing structural capacity. Where we find something suggesting a structural concern, we say so clearly and recommend a licensed structural engineer. That is a different scope and a different qualification.
Is it worth it for a resale flat?
Often more so, because there is no builder liability to fall back on and the seller has lived with the defects long enough to stop noticing them. Inspect before signing the agreement to sell. Findings then become a price negotiation rather than a repair bill you discover after registration.
