What Is Your Property Actually Worth?
Most property owners in India are working from a number they heard from a neighbour three years ago, or from a broker who had a reason to quote high or low. That is a poor foundation for a decision worth tens of lakhs, whether you are selling, buying, refinancing, dividing an inheritance or simply working out your net worth.
This tool produces an indicative market value in seconds. It starts from the prevailing rate per square foot in your specific micro-market — not your city, which is far too broad to be useful — and then adjusts for the characteristics that genuinely move price in the Indian market: property type, age, floor, facing, furnishing and premium features such as park-facing position or proximity to a metro station.
Every adjustment is shown to you. You can see the base rate we started from and the exact percentage each factor added or removed, so nothing is hidden behind an algorithm you cannot inspect.
What Actually Determines Value

Micro-market, not city
Two flats four kilometres apart in Noida can differ by 60% per square foot. Sector 150 and Sector 137 sit on the same expressway yet trade at very different rates. The locality is the single largest determinant of value.

Developer and project reputation
Identical specifications from a Grade A developer with a clean delivery record command a 10–20% premium over a builder with a history of delays. Buyers are pricing in risk, and they are right to.

Age and condition
Value declines roughly 3–4% a year for the first decade, then more steeply. A twenty-year-old building in NCR typically trades 30–35% below an equivalent new one, though a strong location slows this considerably.

Floor and view
Higher floors command 1–2% more per level up to around the fifteenth in NCR, with park-facing and corner units adding a further 2–5%. Ground and top floors usually trade at a small discount.

Legal standing
A clear chain of title, a valid occupancy certificate and RERA registration are not merely paperwork. A property without an OC can be very difficult to sell or mortgage, and the market prices that illiquidity in sharply.

Connectivity and infrastructure
Metro proximity adds 4–8%. Announced infrastructure — the Jewar airport being the clearest recent example — can reprice an entire corridor well before construction finishes.
Carpet, Built-Up and Super Built-Up Area
Confusion between these three is the most common reason buyers believe they overpaid. Since RERA came into force, developers must quote carpet area, but resale listings and brokers frequently still quote super built-up, and the difference is substantial.

Circle Rate Versus Market Rate
The circle rate — also called the ready reckoner or guidance value — is the minimum rate at which a state government will permit a property to be registered. It exists to set a floor for stamp duty collection, not to reflect what a property is worth.
Market rate is what a willing buyer actually pays. In most of NCR the market rate sits 10–40% above the circle rate, though in a few stagnant pockets the circle rate has drifted above the market, which creates a genuine problem: you must still pay stamp duty on the higher circle rate even if you bought for less, and the difference can be treated as taxable income under Section 56(2) of the Income Tax Act.

When You Need a Formal Valuation Instead
An online estimate is ideal for orientation — deciding an asking price, sanity-checking a broker, or tracking your net worth. Several situations require a valuation signed by a registered valuer, which this tool does not replace.

Lifting Value Before You Sell
Not every rupee spent on a property returns itself at sale. In the NCR resale market, these interventions reliably do.

Complete your paperwork first
Occupancy certificate, latest maintenance receipts, property tax receipts, a no-dues certificate from the society and a clean encumbrance certificate. Missing documents cost far more in negotiation than they do to obtain.

Paint and repair, do not renovate
Fresh neutral paint, working fixtures and no visible seepage typically return three to four times their cost. A full modular kitchen installed purely for sale rarely recovers even half.

Fix the first thirty seconds
The entrance, the lighting and the smell decide most viewings before a buyer reaches the bedrooms. Deep cleaning and better bulbs are the highest-return spend available.

Clear outstanding dues
Pending maintenance or property tax arrears transfer to the buyer and become an immediate reason to negotiate down, usually by more than the amount owed.
Frequently Asked Questions
How is property value calculated in India?
Professional valuers use three approaches. The comparable sales method benchmarks recently registered transactions of similar properties nearby and is the standard for residential resale. The income method values the property on the rent it can generate, and is used mainly for commercial assets. The cost method estimates land value plus construction cost less depreciation, and is used for unusual properties with few comparables. This tool applies a rate-card version of the comparable sales method, starting from prevailing rates in your micro-market and adjusting for your property's specific characteristics.
What is the difference between circle rate and market rate?
The circle rate is the government-notified minimum value at which a property may be registered, and exists to set a floor for stamp duty. The market rate is what buyers actually pay. Across most of NCR the market rate runs 10–40% above the circle rate. Where the circle rate happens to exceed the market rate, stamp duty is still charged on the higher circle rate, and the difference may be taxed as income in the buyer's hands under Section 56(2) of the Income Tax Act.
How accurate is an online property valuation?
For a standard apartment in an established locality, a well-built rate-card estimate typically lands within 8–12% of the eventual transaction price, which is why we publish a range rather than a single figure. Accuracy falls for unusual properties — independent houses, plots with irregular shapes, properties with legal complications, or units in projects with very few recent transactions. It is a strong starting point, not a substitute for a valuer walking the property.
Will a bank accept this valuation for a home loan?
No, and no online tool's figure will be. Every bank instructs its own empanelled valuer and lends against that report, partly to manage its own risk and partly because regulation requires it. Use this estimate to understand whether the price you are discussing is reasonable before you apply. If the bank's valuation comes in materially below your agreed price, you will need to fund the gap yourself, so knowing the likely range in advance is genuinely useful.
Why do two flats in the same tower sell at different prices?
Floor level, facing, view, corner position, the specific unit layout, whether it is park-facing or road-facing, the condition of the interiors, how urgently the seller needs to sell, and whether the paperwork is complete. Within a single NCR tower, a 15–20% spread between the best and worst unit is entirely normal. A high-floor, park-facing, corner unit with a valid occupancy certificate and no dues will always command a premium over a second-floor unit facing the service road.
Does the floor number really affect price?
Yes, and measurably. In NCR high-rises, each floor typically adds around 1–2% up to roughly the fifteenth level, reflecting better light, less noise and better views. Ground floors usually trade at a small discount for privacy and security reasons, though they can command a premium where a private garden or direct access is attached. Top floors often trade slightly lower because of heat and terrace seepage risk, unless the terrace rights come with the unit.
What is rental yield and what is normal in NCR?
Rental yield is annual rent expressed as a percentage of property value. A flat worth ₹1 crore that rents for ₹30,000 a month yields 3.6% gross. In NCR, residential yields typically run 2.4–4.1%, with the higher end in Ghaziabad, Indirapuram and Noida Extension and the lower end in premium Gurugram and South Delhi. Commercial property yields considerably more at 6–8%. These are gross figures — after maintenance, property tax and vacancy, net yield is usually 0.8–1.2 percentage points lower.
Does an older property always lose value?
The building depreciates but the land does not, and in a strong location the land component dominates. A thirty-year-old flat in a prime Delhi colony may be worth far more than a new flat in a distant suburb. What genuinely destroys value in older buildings is deferred maintenance, absent or lapsed documentation, structural problems, and lifts or plumbing at the end of their life. A well-maintained older building in a good location holds value remarkably well.
How often should I revalue my property?
Once a year is sufficient for tracking net worth in a stable market. Revalue more often if you are actively considering a sale, if a major infrastructure announcement affects your corridor, or if a large project in your locality has just received its occupancy certificate. Owners in the Jewar airport corridor and the Yamuna Expressway sectors should check more frequently — those markets have moved considerably faster than annual estimates can keep up with.
Does Vastu compliance affect resale value?
In the NCR resale market it genuinely does, whatever one's personal view of the subject. A meaningful share of buyers will either reject a property outright over a major Vastu defect or use it as a negotiating lever. An east or north-facing entrance is the most commonly requested feature and can support a 2–5% premium. A south-west entrance with a kitchen in the north-east will narrow your buyer pool.
