Letting Property You Cannot Supervise
Owning a let property in India while living elsewhere — another city, or another country — creates a set of problems that only surface once something goes wrong. Rent stops arriving. A tenant sublets. A leak damages the flat below and nobody tells you for three months.

Particular Points For NRI Owners
Rent received by an NRI is taxable in India, and the tenant is required to deduct TDS at 31.2% under Section 195 before paying — far higher than the 2% that applies when the landlord is resident. Many tenants are unaware of this obligation, and the liability for failure sits with them, which creates friction you can avoid by addressing it in the agreement.
You will also need an NRO account to receive rent, and Form 15CA and 15CB from a chartered accountant to repatriate it. Filing an Indian return is usually worthwhile since actual liability after the 30% standard deduction is often well below the TDS deducted, making a refund available.
A specific Power of Attorney, executed before the Indian consulate or notarised and apostilled locally, lets a trusted person or your manager sign agreements and handle registration on your behalf.

What does property management cost?
Typically 5 to 8% of monthly rent for ongoing management, with a one-time fee equivalent to about half a month's rent for tenant sourcing and agreement execution. Against a month of vacancy, a deposit dispute, or an unreported leak, the fee usually pays for itself within the first year.
Who is responsible for police verification?
The landlord. Failure to complete tenant verification can attract a penalty under Section 223 of the Bharatiya Nyaya Sanhita, and it is the owner who is liable, not the tenant. We complete it through the state police portal for Delhi, Uttar Pradesh and Haryana as part of onboarding.
What happens if the tenant stops paying rent?
We follow up immediately and escalate through the notice provisions in the agreement, which is why those clauses matter. Most non-payment is resolved at this stage. Where it is not, the security deposit provides cover while formal steps proceed. Self-help remedies such as changing locks or cutting utilities are unlawful and expose you to liability, so they are never used.
How often will I hear from you?
A quarterly inspection report with dated photographs, monthly rent remittance confirmation, and immediate contact for anything requiring a decision or spending above the threshold we agree. Owners abroad generally find the photographic record the most valuable part, since it is the only independent evidence of how the property is actually being kept.
Can you manage a property that is currently vacant?
Yes. We market it, screen tenants, execute the agreement and take over ongoing management. For vacant property not yet ready to let, we can also coordinate painting, repairs and deep cleaning first — a flat that shows well lets faster and at a better rent.
