Actionable Checklist for Stage 1:
Calculate all-in budget (Price + 7% Stamp Duty + 5% GST + Interiors)
CriticalEnsure you have at least 25% liquid funds for down payment and registration.
Stress-test EMI against FOIR (<40% of net take-home salary)
Do not commit to an EMI that prevents ongoing retirement savings or emergency reserves.
Ring-fence 6-month emergency reserve
Keep 6 months of household expenses and EMIs untouched in liquid instruments.
Check CIBIL score (>750 for best bank interest rates)
Clear outstanding credit card balances to boost your score before applying.
Advisor Tip:
Banks will sanction up to 55% FOIR, but financial planners recommend capping EMIs at 40% of net monthly income.
The Definitive Indian Home Buyer’s Master Roadmap
Purchasing a home in India is one of the most financially and emotionally significant decisions of your life. Yet, a vast number of buyers navigate the complex journey without a structured process — exposing themselves to delayed possession, hidden fees, illegal title defects, and unfavorable payment plans.
This comprehensive 8-stage interactive Buyer Guide provides the exact playbook used by seasoned real estate advisors: from early financial stress-testing and RERA verification to negotiating builder payment plans, conducting 30-point possession snagging, and registering your legal title.
Follow each stage sequentially and use the interactive checklist to ensure total due diligence before signing any agreement or transferring funds.

Critical Red Flags to Watch Out For
- check_circle
Pre-launch or "Soft-launch" Bookings Without RERA Number
Selling or marketing unapproved real estate projects without an active RERA registration is strictly illegal under Section 3 of RERA Act 2016.
- check_circle
Asymmetrical Penalty Clauses in Builder-Buyer Agreements
Agreements charging buyers 18% interest for payment delays but offering only ₹5/sq.ft (approx 2%–3%) to buyers for possession delays. RERA mandates equal interest rates for both parties.
- check_circle
Taking Possession on "Fit-out" Without Occupancy Certificate (OC)
Moving into a flat on an informal fit-out possession before the developer receives the official Occupancy Certificate is legally hazardous and renders the property un-registrable.
Frequently Asked Questions
What is RERA and why is it crucial for home buyers?
The Real Estate (Regulation and Development) Act, 2016 (RERA) protects home buyers against project delays, false marketing, and fund diversion. It mandates that developers deposit 70% of buyer collections into a dedicated escrow account for construction, quote prices strictly on carpet area, and rectify construction defects free of cost for 5 years.
What is the ideal payment plan for under-construction property?
A Construction-Linked Plan (CLP) is the safest payment structure. In a CLP, loan disbursements and installments are released only when specific construction milestones (e.g. casting of 5th floor slab, brickwork, plaster) are certified by an architect.
What is the difference between an Occupancy Certificate (OC) and a Completion Certificate (CC)?
A Completion Certificate (CC) certifies that the builder constructed the project in accordance with approved building plans. An Occupancy Certificate (OC) certifies that the building complies with all health, sanitation, and safety norms and is officially certified safe for human habitation. You cannot legally register a flat without an OC.
How much total cash reserve do I need before booking a home?
You should hold at least 25% to 30% of the property value in liquid funds. This covers the mandatory 10%–20% loan down payment, 6%–8% stamp duty and registration fees, 5% GST (if under-construction), society club/IFMS corpus charges, and basic interior costs.
Can a builder change the layout plan without buyer consent?
No. Under Section 14 of RERA, a developer cannot make any additions or alterations to sanctioned building plans and common areas without the prior written consent of at least two-thirds (66.7%) of all allottees in the project.
