Under the new regime, home loan deductions on a self-occupied property are not available. That does not automatically make the old regime better — the new regime has lower slab rates, so compare your total tax under both, not just this deduction.
Calculated on the first year of the loan, when the interest share is highest — relief reduces each year as more of the EMI goes to principal. Section 80C is a shared ₹1.5 lakh limit that EPF, insurance premiums and ELSS also draw on, so your usable headroom may be smaller. Section 80EEA has property value and ownership conditions. What Your Home Loan Saves In Tax
Under the old tax regime, a home loan carries three separate deductions that together can reduce taxable income by up to ₹5 lakh a year. For a taxpayer in the 30% bracket that is worth over ₹1.5 lakh annually, which materially lowers the effective cost of borrowing.
Under the new regime, almost none of it is available on a self-occupied property. That does not automatically make the old regime better — the new regime has lower slab rates — but it does mean the comparison must be made on total tax, not on this deduction alone.
The Three Deductions
The 80C limit is shared. EPF contributions, life insurance premiums, ELSS investments, children's tuition fees and PPF all draw on the same ₹1.5 lakh, so your usable headroom for loan principal is often much smaller than the cap suggests.

Why The Benefit Shrinks Each Year
This calculator computes the first year, when interest is at its peak. As the loan amortises, the interest portion of your EMI falls and the principal portion rises.
On a ₹50 lakh loan at 8.5% over twenty years, first-year interest is around ₹4.2 lakh — comfortably above the ₹2 lakh cap. By year twelve it drops below ₹2 lakh, and from that point you can no longer use the full Section 24(b) deduction. Meanwhile the 80C principal component grows, but that limit is usually already consumed by EPF and insurance.
Plan on the benefit being largest in the early years and tapering steadily thereafter.
Frequently Asked Questions
Can I claim both HRA and home loan deductions?
Yes, in genuine circumstances. If you own a house in one city on which you pay a home loan, and rent accommodation in another city where you work, you can claim HRA on the rent and Section 24(b) on the loan. You can also claim both in the same city if the owned property is genuinely let out or is too far from your workplace to be reasonable. The claim must reflect reality — assessing officers do query this.
When can I start claiming the deduction?
From the financial year in which construction is completed and you take possession. Interest paid during the construction period is not lost — it is aggregated and claimed in five equal instalments starting from the year of completion, within the same ₹2 lakh annual cap. If construction is not completed within five years of the loan being taken, the Section 24(b) cap on a self-occupied property drops to ₹30,000.
Does a joint loan double the benefit?
Effectively, yes. Where both applicants are co-owners of the property and both contribute to repayment from their own income, each may separately claim up to ₹2 lakh under 24(b) and ₹1.5 lakh under 80C. Both conditions matter. Being a co-applicant on the loan without being a co-owner of the property does not qualify you for the deduction.
Is the new tax regime worse for home loan borrowers?
For a self-occupied property, the new regime removes the 24(b), 80C and 80EEA deductions entirely, so the loan gives no tax relief. But the new regime has lower slab rates and a higher standard deduction. Whether you are better off depends on your total deductions across everything, not just the home loan. Compute your full liability under both before choosing.
What is Section 80EEA and do I qualify?
It allows an additional ₹1.5 lakh interest deduction above the 24(b) cap for first-time buyers. Conditions include a stamp duty value not exceeding ₹45 lakh, the loan being sanctioned within the eligible window, and the buyer not owning any other residential property on the sanction date. The sanction window has closed for new loans, but borrowers who qualified when their loan was sanctioned may continue claiming for the life of that loan. Check your sanction date.
Are stamp duty and registration deductible?
Yes, under Section 80C, but only in the financial year in which they are actually paid, and within the same shared ₹1.5 lakh limit. Since stamp duty on a substantial purchase often exceeds ₹1.5 lakh on its own, this typically consumes your entire 80C allowance in the year of purchase.
