Understanding Home Loans in India
A home loan is the largest financial commitment most Indian households ever make, and small differences in how it is structured compound into very large sums. A quarter of a percent on a ₹50 lakh loan over twenty years is close to ₹90,000. The choice between a twenty and a thirty year tenure can change total interest by ₹34 lakh on the same borrowing.
What follows covers how lenders decide your offer, what the loan-to-value caps mean for the cash you must arrange yourself, and the questions worth asking before you sign a sanction letter.
How Your Rate Is Decided
Almost all floating-rate home loans in India are now linked to an external benchmark, usually the RBI repo rate. Your rate is the repo rate plus a spread the lender sets from your credit profile. When the repo rate moves, your rate moves with it — usually by adjusting tenure rather than EMI unless you ask otherwise.

When A Balance Transfer Is Worth It
Existing borrowers often sit on rates well above what new customers are offered, because the spread was fixed when their loan began. Moving the loan to another lender can recover that gap, but it is only worth doing under certain conditions.
As a rule of thumb, a transfer makes sense when the rate saving is at least 0.50%, you are still in the first half of the tenure while interest dominates the EMI, and the processing and legal costs of switching are recovered within eighteen months. Late in a loan, when most of the EMI is principal, a transfer rarely repays its own cost.
Before switching, ask your existing lender to match. Many will reduce your spread for a small conversion fee, which is far cheaper and faster than a full transfer.

How much home loan can I get on my salary?
Most lenders sanction 55 to 65 times net monthly income, subject to your FOIR band, age and existing obligations. A ₹1 lakh take-home with no existing EMIs typically supports ₹60 to 70 lakh over twenty years. Our eligibility calculator applies the actual FOIR bands and tenure caps rather than a rule of thumb.
What is the minimum down payment?
RBI caps lending at 90% of property value up to ₹30 lakh, 80% from ₹30 to 75 lakh, and 75% above ₹75 lakh. So the minimum contribution is 10%, 20% or 25% respectively. Stamp duty and registration cannot be included in the loan, so budget another 7 to 8% on top from your own funds.
Should I choose fixed or floating?
Floating is the sensible default for most borrowers. It is linked to the repo rate, falls when rates fall, and carries no prepayment penalty for individuals. Fixed rates in India are typically 1 to 2% higher at the outset and usually reset after a few years anyway, so you pay a premium for certainty that is only partial.
Can I prepay my home loan without penalty?
Yes. The RBI prohibits prepayment or foreclosure charges on floating-rate home loans taken by individual borrowers. You may prepay any amount at any time. Fixed-rate loans may carry a charge, typically 2 to 3%, if you foreclose using borrowed funds from another lender.
Does a co-applicant increase my eligibility?
Substantially. Adding a working spouse or parent pools both incomes for the FOIR calculation. There is a second benefit: where both are co-owners and both contribute to repayment, each can separately claim up to ₹2 lakh under Section 24(b) and ₹1.5 lakh under Section 80C, effectively doubling the household deduction.
What happens if the repo rate changes?
Most lenders keep your EMI unchanged and adjust the tenure instead. A rate rise silently extends your loan, sometimes by years, which many borrowers never notice. You can ask your lender to hold the tenure and adjust the EMI instead. On a rate rise that means paying more each month, but it prevents the loan quietly stretching well past your retirement.
Do I need property insurance?
Lenders usually require property insurance and often push a bundled loan protection life policy, sometimes financed into the loan itself. Property insurance is sensible. The bundled life cover is frequently far more expensive than an equivalent term plan bought separately, and it is not legally mandatory. You are entitled to decline it and arrange your own.
