On a ₹50,00,000 loan over 20 years, the gap between the cheapest and dearest starting rate here is ₹3,04,293. That is why it is worth comparing before signing, and why a 0.25% negotiation is not trivial.
Rates are indicative and change frequently. Every lender prices individually on credit score, income, employer category and loan-to-value, so your offer may fall anywhere within the published band. Confirm current terms directly with the lender before deciding.

Reading Home Loan Rates Properly
Every lender advertises a starting rate. Almost nobody gets it. The advertised figure is the floor of a band reserved for applicants with excellent credit, a strong employer and a low loan-to-value, and the band can span several percentage points.
The table above shows both ends of each lender's range alongside the EMI at the starting rate, so you can see what the difference costs in monthly terms rather than in abstract percentages.
What Repo-Linked Actually Means
Since October 2019 the RBI has required banks to link new floating-rate retail loans to an external benchmark, in practice almost always the repo rate. Your rate is the repo rate plus a spread made up of the bank's margin and a risk premium based on your profile.
The benefit is transparency: when the RBI cuts the repo rate, your rate must fall within the next reset cycle, typically three months. Under the older MCLR system, cuts often took far longer to reach borrowers.
Housing finance companies are not bound by the same rule and may still price on their own benchmark, which is one reason their bands are wider.
What To Compare Besides The Rate

Processing fee
Ranges from 0.25% to 4%. On a ₹50 lakh loan that is ₹12,500 to ₹2 lakh — enough to outweigh a small rate advantage.

Legal and valuation charges
Often billed separately from the processing fee, typically ₹5,000 to ₹15,000, and rarely mentioned until disbursal.

Reset frequency
How often your rate is repriced against the benchmark. Quarterly resets pass on cuts faster than annual ones.

Conversion fee
What the lender charges an existing borrower to move to a lower current spread. This is far cheaper than a balance transfer and worth asking about annually.

Bundled insurance
Loan protection policies financed into the loan can add lakhs. They are not mandatory and are usually dearer than a separate term plan.
Frequently Asked Questions
Why do lenders quote such a wide rate band?
Because they price each applicant individually. The bottom of the band goes to borrowers with a credit score above 780, a government or listed-company employer, low loan-to-value and a clean repayment history. Self-employed applicants, unlisted employers, higher LTV and thinner credit files land higher. Housing finance companies show the widest bands because they lend to profiles banks decline.
Are public sector banks always cheaper?
Their starting rates are often marginally lower and processing fees smaller. Private banks and HFCs frequently compensate with faster processing, better digital service and more flexibility on non-standard profiles. If your paperwork is straightforward and you are not in a hurry, a PSU bank usually wins on cost. If you are self-employed or need speed, the premium may be worth paying.
How often can my rate change?
Repo-linked loans reset at the frequency stated in your agreement, commonly every three months. The RBI reviews the repo rate roughly every two months. Most lenders absorb the change by adjusting tenure rather than EMI, so check your outstanding tenure annually — it may have moved without you noticing.
Can I negotiate my rate?
Yes, and existing borrowers have more leverage than they think. Lenders routinely offer new customers better spreads than long-standing ones. Ask your lender to reduce your spread to the current card rate. Many will do so for a conversion fee of a few thousand rupees, which is far cheaper and quicker than transferring the loan elsewhere.
Should I switch lenders for a lower rate?
A balance transfer generally makes sense if the saving is at least 0.50%, you are in the first half of the tenure, and the switching costs are recovered within about eighteen months. Late in the loan, when most of the EMI is principal, a transfer rarely repays its own cost. Always ask your current lender to match before starting the process.
